Denver & Dallas · Local businesses only

If you can’t be found, you can’t be chosen.

Around 80% of people find a local business by searching online first (RainPOS). If they find nothing, they call the shop down the street. So we build your website first, sit down and walk you through it, and you only decide once you’ve seen it. Nothing to pay to see it.

  • See it before you buy it
  • No fee for the presentation

01 · the part most people don’t believe at first

We build your website before you pay anything.

We do the work, then we book a meeting and present the finished site to you, page by page, on a laptop and on your phone. The presentation is free. You do not have to give us an answer in that meeting, and you do not decide anything until you know for certain you like what you’re looking at. If it isn’t right for you, you owe us nothing.

8 ads

running for you every month on the retainer, plus a report each Friday

Let’s talk pricing

One flat build fee. One flat monthly rate.

No discovery retainers, no hourly billing, no packages with names like Platinum. You get a website you own, and a marketing engine you can switch off any month.

The website

$500

A fast, mobile-first site that answers what you do, what it costs, and how to reach you, then gets people to call, book, or walk in.

  • Photo work, colors, and logo treatment handled for you
  • Works on phones first, because that is where your customers are
  • Google Business Profile cleaned up and connected
  • Click-to-call, directions, hours, and a working contact form
  • Live in 7–10 days, and it’s yours to keep

Ad spend is paid directly to the platform and is separate from the $500 management rate. Most local businesses start between $150 and $400 a month in spend.

And one small line

Keeping it online: $10 a month.

Hosting, your domain, the security certificate, nightly backups, and small text changes when your hours or prices move. Optional, cancel any month, and the site is yours either way. Take it elsewhere and you pay us nothing.

$10/mo

What that covers

02 · the math on ads

A single ad is $76. Eight of them are $500.

If you just want one ad for a single weekend push (a grand opening, a holiday special, a slow Tuesday you want to fill), it is $76. We write it, design it, target it, launch it, and send you a short note on how it did.

The retainer is the same work on repeat: two ads a week, eight a month, $500. That works out to $62.50 an ad, and the Friday report, the audience testing, and the week-to-week adjustments come with it instead of costing extra.

Eight one-off ads would run $608

Eight ads, two ways

Ad spend goes to the platform on your own card, either way. The figures above are what we charge to do the work.

03 · included, not billed

Logos, shirts, signs: the design work is on us.

Buy a website or run with us on the monthly retainer and the design side comes with it. Need a logo, or the one you have redrawn so it holds up printed small? Want shirts for the crew, a yard sign, a new menu, a stack of cards? We design it and hand you the print-ready files. No design fee, no charge per item.

  • A logo built from scratch, or your current one cleaned up and redrawn
  • T-shirt and hoodie artwork for you and the crew
  • Yard signs, truck lettering, and window decals
  • Menus, price lists, flyers, and business cards
  • Social profile pictures, banners, and post artwork
  • Print-ready files you own, so any local printer can run them

You pay the printer for the shirts and signs themselves. The design is free while you are a customer. Reasonable revisions, no invoice for them.

What the retainer looks like

Two ads a week beats one big campaign a year.

Local buying decisions happen on short notice: a broken AC, a Friday dinner, a last-minute haircut. Showing up twice a week keeps you in front of people in the exact week they need you, and it gives us a steady read on which message, photo, and offer your neighborhood responds to.

Ad one: the reason to look

Something visual and human: the work, the food, the crew, the before-and-after.

Ad two: the reason to act

A clear offer with a deadline, pointed straight at a call, booking, or message.

How we build the ads

How it goes

We build it first. You decide after you’ve seen it.

You are not buying a promise or a mock-up. You are looking at your finished website before any money changes hands.

1

A 20-minute call

You tell us what you do, who you want more of, and what you charge. No questionnaire marathon, no commitment.

2

We build your website

About a week of work, at our own risk. A finished website for your business, built out page by page.

3

We present it to you

We meet, in person or on a screen share, and click through every page on desktop and phone. There is no fee for this meeting.

4

You decide, when you’re sure

Take your time. If you love it, we launch it and it’s yours. If you don’t, you walk away owing nothing.

The See It First Promise

Five things we will not do to you.

  • 1Ask for a deposit. Nothing is paid before the website exists.
  • 2Charge for the presentation, whatever you decide at the end of it.
  • 3Put you on a contract. No term, no minimum, no cancellation fee.
  • 4Put a deadline on your answer. The price holds however long you take.
  • 5Keep anything in our name. The site, the domain, and the accounts are yours.

Why we can say that

The risk sits on our side of the table.

Every other shop in town asks for half up front because they are protecting themselves from you. We would rather protect you from us. We do the week of work, we show you the finished thing, and if it is not right you say so and we shake hands.

You own the site, the domain, and every account from the day it goes live, which means nothing is ever held over you. And when something changes later, a small update is a flat $40, a complete rebuild is $300, and both are free while you are on the monthly retainer.

Free before you spend a dollar

Score your own online presence in two minutes.

We built an opportunity model from 58 sourced data points across eight channels: website, search, reviews, social, email, and more. Answer a few questions about your business and it shows you exactly where your gap is and what closing it is worth. No email required.

Who you are actually hiring

Two owners. Both of them answer the phone.

CoCo Web Creation is Connor Gearey and Conor Wood. Connor grew up in the Dallas Fort Worth area and moved to Fort Collins for his degree at Colorado State, which is why we work in both Denver and Dallas. He has held technology roles at CSU and at Newmark, a national commercial real estate firm, and he builds these websites in the hours around all of it. Conor is the other half of the company and an equal owner of it.

Connor is also legally blind, and used to compete in blind rock climbing and blind skiing. That is not a line for sympathy, it is the reason your site will be readable: big type, real contrast, and a phone number you can find in one second on a cracked screen in a parking lot.

And no, graduation does not change any of this. CoCo is a small business, not a class project, and it will be attended to no matter what the situation is.

Where we are right now

Looking for our first five clients.

We are not going to put invented quotes on this page. CoCo is new, and the honest position is this: we are taking on five founding clients across Denver and Dallas, and we want the work to be good enough that they tell people.

The price is the same $500 either way. What we ask from a founding client is simple, and you can say no to any of it.

  • An honest review once the site has been live for a month
  • Permission to show your site in the examples above
  • A photo or two of the real business, so it does not look like a stock catalog

In return you get the same build, the same presentation, and our full attention while the client list is short. That last part will not be true forever.

Founding clients

Five spots, all open as of today. When five real businesses are live, this section becomes their words instead of ours, and the founding terms end.

Send someone our way

$100

back to you for anyone you refer who buys a website, or a free month of the retainer if you are already on it. Paid after their site goes live, no cap on how many.

Straight answer policy

If a website is not what your business needs right now, we will tell you that in the meeting and you will not hear from us again unless you ask. We would rather have four happy clients than eleven who felt pushed.

Questions asked

The six things everybody asks first.

There are about thirty more, and all of them get an honest answer on the questions page. These are the ones that come up before anything else.

Do I actually own the website?

Yes, outright. The domain is registered in your name, the hosting account is yours, the Google profile is yours, and you get a folder with the entire site in it that you can hand to anybody. Nothing is held back and nothing is a rental.

What if I need changes later?

A small change is a flat $40. New prices, new hours, swapped photos, a new service. A complete rebuild is $300. Both are free while you are on the $500 a month retainer, with no limit and nothing to keep track of.

You’re students. What happens when you graduate?

Nothing changes. This is a small business that will be attended to no matter what the situation is, not a class project with an expiry date. Being at Colorado State is why a site costs $500 instead of $5,000. It is not why the company exists.

Do I pay anything before I see it?

No. No deposit, no fee for the presentation, and no invoice if you say no. We build the whole site first and you decide afterward, with no deadline on your answer.

Am I locked into a contract?

No. The retainer and the hosting are both month to month with no term, no minimum, and no cancellation fee. Stop either one with a text.

What does the advertising really cost?

$500 a month to us for eight ads and the Friday report. The money that goes to Meta to show the ads is separate, billed straight to your card at zero markup, and most local businesses spend between $150 and $400 a month on it. You set that number and can change it any time.
